What areas do you serve?

Contact us to confirm availability for your address and project.
Are remodeling estimates free?
Yes. Contact us about a free remodeling estimate with your location, photos and the improvements you are considering. Paid repair, diagnostic and service visits are separate; applicable service-call and labor pricing is shared before the appointment.
Is JV & Son a family-owned business?
Yes. Jesús and Obed are the father-and-son team behind JV & Son Home Services LLC in Lynnwood. Meet our team and view our project photos to learn more about our work.
How can I check your Washington contractor registration?
Our Washington general contractor registration number is JVSONSH793P5. You can check current registration, bond and liability insurance information using Washington L&I’s contractor verification tool. Search by our business name or registration number.
Do you offer a workmanship warranty?
Yes. We offer a one-year workmanship warranty. Contact us for the written coverage details that apply to your project. Manufacturer warranties on products and materials are separate.
How much will my remodeling project cost?
The work involved, material selections, demolition, existing conditions and any layout changes affect price. Photos and a walkthrough help define the project. A focused update and a full remodel require different budgets; we prepare an estimate for the actual scope rather than publish one price for every home.
How long will my remodel take, and when can you start?
Timing depends on the agreed work, current availability, material deliveries and required approvals or inspections. Contact us with your preferred dates. We discuss an estimated schedule for your project rather than promise a fixed start date or completion time for every job.
Do I need permits for a home remodel?
Requirements depend on the property’s jurisdiction and the work. Structural alterations and plumbing or electrical changes may require separate permits. Confirm the applicable requirements and who is responsible for permits before work begins. Seattle homeowners can consult SDCI’s permit guidance; other cities and counties have their own rules.
Is sales tax charged on remodeling labor in Washington?
Washington generally requires retail sales tax on the total residential remodeling contract, including labor and materials. The applicable rate depends on the job location. Review the tax shown in your estimate. See the Washington Department of Revenue’s construction guidance for details.
What happens if hidden damage or additional work is found?
Conditions behind tile, drywall or siding may only become visible during removal. If extra work is needed, we discuss the findings and proposed changes to scope, price and scheduling before proceeding with that added work.
Can I provide my own materials?
We have completed projects using customer-supplied products. Discuss your selections with us before ordering so we can review measurements, compatibility, quantities, delivery timing and what is included in the installation scope.
Can I stay in my house during remodeling?
That depends on the rooms involved and whether safe access and essential facilities remain available. Kitchen and bathroom access may be limited during parts of the work. Discuss your household’s needs before scheduling, particularly if you have only one bathroom.
What should I send when requesting an estimate?
Include your city or ZIP code, photos, approximate dimensions, a description of the work and preferred timing. Share material ideas and budget priorities if you have them. Use the estimate form, call or text 425-599-3373, or email jvsonhome@gmail.com.
